Davidson County — Disease Control
Professional lawn disease & fungus control for Bellevue homeowners, delivered by Middle Tennessee's only UT Certified lawn treatment specialists.
You see the brown circles or the overall thinning in your Bellevue lawn every summer and you assume you need to water more. But that just feeds the real problem: fungus. In your neighborhood, with the mature tree cover and the Harpeth River influence, that nighttime moisture sets the stage for the two diseases that will inevitably hit your tall fescue.
The mistake I see in Bellevue, from older sections near Old Harding Pike to newer builds, is the same. Homeowners see their lawn struggling in June and July and immediately reach for the sprinkler timer. They think it's just the summer heat. What's actually happening is that brown patch and dollar spot are already active. The grass is soaked with dew every night, and once nighttime temperatures stay above 75, these fungi spread by direct contact. Watering more just gives them more moisture to thrive, turning a small patch into a major problem. That's why a reactive approach always fails here.
In Bellevue's climate, it's not a question of if, but when. You are going to get both brown patch and dollar spot. They favor the exact conditions we have from May onward. Most companies wait until they see the damage in June to start treatment, which is already too late. That's why my program starts preventive fungicide applications in May. The first application uses a specific chemistry that also helps suppress common weeds in your area. Every application after that is a combination of modes of action, targeting both diseases plus pythium blight prevention simultaneously. This is all included, no upsells.
By mid-summer, your grass is under multiple stresses. Maybe the soil has some construction gravel, or it's cut a bit too short, or the kids are playing on it. The final factor that kills it is always fungal disease. A plant fighting infection has no resources left for drought tolerance or recovery. My program removes that disease pressure. Your lawn can then survive a missed watering, handle a mowing mistake, and tolerate foot traffic from a backyard barbecue. It's about allocating the plant's energy to staying healthy, not just fighting to survive.
The solution is straightforward, but it requires a shift from a cure mindset to a prevention mindset. I build a fungicide program specifically for the diseases that hit Middle Tennessee fescue, which is 99% aimed at brown patch and dollar spot. The label on these products is the law, and it directs preventive use to prevent creating resistant strains we can no longer control. I see too many bait-and-switch offers that exclude fungus control, knowing you'll pay double later. For neighborhoods like Hillwood or any area off Hwy 70, with their varied sun and shade, that's a guaranteed loss. My plans include it, period.
Middle Tennessee's transition zone climate—characterized by hot, humid summers and heavy overnight dew—creates extreme fungal pressure for cool-season grasses like fescue. Brown patch thrives in these exact conditions. A preventive fungicide program is not a luxury here; it is a necessity for maintaining a thick, healthy fescue lawn through the summer months.

Those are the classic early sign of brown patch. They last about 1-2 weeks before merging into larger brown areas that look like drought damage. If you water more when you see them, you are directly feeding the fungus and making it spread faster.
Yes, almost certainly. In Bellevue's humidity, what starts as distinct brown patch circles quickly merges into large, uniformly brown areas. At that stage, it's indistinguishable from drought stress, but adding water makes the fungal problem worse. The definitive test is to check a green blade at the edge of the brown area for vertical brown lesions.
You need prevention. Curative treatments work, but using them as your standard method year after year creates fungicide-resistant diseases. The product labels, which are legally binding, direct preventive use. Starting in May and continuing on schedule is the only way to reliably protect your lawn.
Shade is one factor, but the primary drivers here are humidity, prolonged leaf wetness from dew, and warm nights. A shady lawn can dry out slower, but even sunny lawns in our area get hit hard because the overnight conditions are perfect for fungal growth.
