That's the textbook sign of brown patch. The classic bullseye or smoke-ring pattern only lasts a week or two before merging into large brown areas. At that point, most people mistake it for drought and overwater, which spreads the fungus further through the wet grass blades.
Comparing lawn care to Ohio or northern states is a common mistake. Our climate here in Middle Tennessee, with its humid nights, is uniquely conducive to fungus. What works up north fails here. Your neighbor might be lucky for a season, but it's not a question of *if* they'll get a fungal outbreak, but *when*. Preventative treatment is the standard of care here.
You can, and I will for a new customer with an active issue. But relying on curative treatment every year is how you create fungicide-resistant super-strains. The label, which is the law, directs preventative use. Once resistance develops, my toolbox is very limited. It's far smarter and more effective to prevent it.
Those areas typically have shallower, hotter soil, often with construction gravel mixed in. The grass there is already stressed. Fungal disease is almost always the "final straw" that kills it. Improving the soil and ensuring preventative fungicide coverage in these zones is critical.
