Professional core aeration & liquid aeration service for Franklin homeowners, delivered by Middle Tennessee's only UT Certified lawn treatment specialists.
You see the thick mat of thatch each time you mow, and the ground feels hard as pavement when your kids play on it. That’s the reality for a lot of Franklin lawns, especially in older neighborhoods like Westhaven or along Lewisburg Avenue, where years of foot traffic and clay soil have led to serious soil compaction. Core aeration is the answer, but it’s not a magic trick.
Soil compaction is a silent killer for lawns in Franklin. In historic areas and neighborhoods with mature trees, like those near the Battle of Franklin site, dense clay soil gets packed down over time. This chokes out roots and prevents water, air, and nutrients from getting where they need to go. Your grass becomes thin, struggles in the heat, and loses its resilience. My core aeration service directly attacks this problem by pulling out thousands of solid plugs, opening up the soil so your lawn can finally breathe and drink deeply again.
I need to be direct about what this service does and doesn’t do. A spring aeration will give you a noticeable green-up for a few weeks. But by July, under our intense Middle Tennessee sun, that benefit is gone unless you also seed. The only times I recommend an extra aeration are for homes that host constant block parties or have a kid practicing soccer daily. For everyone else, the real value comes from pairing aeration with overseeding in the fall. That’s why I only sell them together.
Most companies, and DIYers with store-bought tow-behind aerators, do this wrong. They run in circles, creating an uneven pattern that leads to spotty germination. My commercial equipment runs parallel passes, then crosses at a 45-degree angle to create a diamond pattern. This gives you more holes per square foot for better seed-to-soil contact. I follow with a metered drop seeder that places seed directly into those holes, not broadcasting it into your flower beds. It’s a precise system designed for one thing: ensuring thick, even germination so you don’t have callbacks for bare spots.
The timing is critical, especially with Franklin’s climate. Everyone wants to wait until October, but by then you’ve missed prime growing conditions. I schedule these services for September because seed needs time to germinate before the favorable fall weather truly kicks in. Using my proprietary blend of university-researched tall fescue and Kentucky bluegrass, the same ratio used on sod farms, you get a lawn that matches any existing sod and has the self-repair ability to handle wear from family life on Fieldstone Park or along the Harpeth River.
Middle Tennessee fescue lawns thin every single summer. The combination of heat stress above 90°F and the region's persistent fungal pressure — brown patch and dollar spot thriving in our humid, dew-soaked conditions — means fescue loses density every year without exception. That thinning is why annual overseeding is not optional here; it is essential maintenance. Core aeration is the best way to prepare for fall overseeding without damaging the existing grass stand, and fall is when fescue naturally wants to recover and grow. The clay soils throughout Maury, Williamson, and Davidson counties do compact and benefit from the physical channels aeration creates, but the real Middle Tennessee reason to aerate is to set up the best possible overseeding result.

No, not typically. If my treatment plan is working, your lawn should be healthy enough to skip some years. I budget to aerate and seed a property about once every three years on average. The need is based on compaction and turf density, not the calendar.
Almost certainly, yes. Builders typically use a cheap "contractor mix" containing annual ryegrass and Kentucky 31 fescue, which is often contaminated with weed seeds like dallisgrass. To establish a quality, long-lasting lawn, you’ll want to overseed with a clean, high-performance blend. My aeration ensures that good seed makes direct contact with your soil.
Not directly. Aeration addresses soil compaction, which improves overall turf health and can help grass better compete. However, wild violet control requires specific herbicide applications timed correctly. That’s a separate part of my lawn care program, and it’s something I’ve specifically mastered for the historic neighborhoods here.
Liquid aeration is a marketing term for soil surfactants. They help water penetrate, but they do not physically relieve compaction. For Franklin’s heavy clay soils that get packed down, there is no substitute for mechanical core aeration to create lasting space for roots to expand.
